Adapted by the Municipal Planning Building to the new requirements of the Technical Building Code (23/06/2008)

The Board of the Planning Department, which met today, has given its approval to the adaptation of the Municipal Building to the new requirements of the Technical Building Code, and urban and environmental legislation in force.

To bring the bylaw provisions that are already being implemented.

The Technical Building Code establishes new mandatory requirements to ensure the safety and habitability of housing.

In particular, the measures are aimed at improving the structural safety of buildings, more security in case of fire, use more security, sanitation, increased protection against noise and more energy savings.

The Technical Building Code was adopted by the Government Council of Ministers on March 17, through Royal Decree 314/2006.

It is currently fully operational.

Municipal Building Ordinance was passed by Parliament in 1977 and amended in December 2002.

Now is changed again to accommodate the Technical Code.

Among the changes in the municipal ordinance, when adapted to the Code, we find that in calculating the total height of a building shall not include spaces in between (from plants) for the passage of facilities for the ceiling where its height less than 40 centimeters.

In addition, in calculating the number of floors of a building, and the total height does not include the so-called technical plants, with a height less than 2.50 meters and counting one for every 10 floors.

Another change is that the width of the parking spaces when they are located at the bottom of the street into the garage, shall be 3 feet instead of 2.50 meters required so far.
