The Mayor announced the imminent start of the rehabilitation plan of Los Rosales (14/10/2013)

The recovery plan comprehensive neighborhood in recent years made an investment of 11 million euros and has benefited 1,800 families

Los Rosales, El Palmar, is going to become the next district in which the city run an ambitious renovation plan that affect the facades, roofs and sanitation.

The Mayor, Miguel Angel House, this morning the rehabilitation project, which has been entrusted to Urbamusa, for which it has at the start of a budget of 381,000 euros.

The works, which will begin immediately, will include performances in sanitation in the south-comprises the area closest to the Ciudad Sanitaria Virgen de la Arrixaca-, which have a budget of 130,000 euros and will end the problems of unhealthy .

It will also carry out the change of roofs and facades performances of two blocks.

The expectation is that the project will be hired before year end and the execution will continue for approximately twelve months, so that the intervention can be completed in 2015.

The Mayor has submitted this plan accompanied by the Town Planning and Housing, Juan Antonio Bernabe, Urbamusa manager, Roque Ortiz, and the president of the Municipal Council of El Palmar, Diego Lopez, along with members of the neighborhood association Los Rosales.

This district, comprising some 3,200 dwellings and living near 6,000 people, was promoted to the late 60's and early 70's and is a polygon that is structured in a very particular way, combining houses detached one-and two-storey dwelling with blocks of up to four stories.

Based on the year of construction, the district is divided into three areas: housing located closer to the center of El Palmar (between Olive Street, Main Street and Calle San Roque) dating from 1969, the blocks located between the Bananas Street and Avenue of the Rosales, built in 1972, and finally, the most southern, built in 1974, which limits the north with the Rosales Avenue, on the west by the Avenue Apricots and east by the May First Avenue, opposite the city of La Arrixaca health.

The three distinct areas follow the same planning and architectural structure, where the blocks are arranged along an orthogonal grid that releases small interior spaces and pedestrian streets where vehicles can not access.

All blocks of flats, houses and block both have a very recognizable unitary image, with yellow brick facades, concrete overhangs and covered with steep features.

Moreover, the age of the neighborhood, coupled with the poor quality of the development, means that there are infrastructure problems in the sewer system and in common areas.

The buildings, like many neighborhoods in the sixties and seventies, are of poor quality and over the years have deteriorated badly, causing problems in the roofing and cladding, leading to various pathologies of the building.

1,800 families benefited

The performance raised in Los Rosales is now after another recovery projects city neighborhoods and districts that have been carried out in recent years.

These interventions, mostly made with the collaboration of the autonomous region, have enabled us to carry out the rehabilitation of facades and roofs of houses in the districts of Santa Maria de Gracia, Vistabella, La Paz and Los Almendros, in La Alberca.

The investment in these projects reached almost 11 million euros and it has benefited more than 1,812 families.
