Multidisciplinary teams will perform a technical diagnosis of the state of conservation of La Paz buildings (21/07/2017)

Teams of architects, technical architects and building engineers will carry out a diagnosis of the state of conservation of the buildings in the neighborhood of La Paz, which affect 1,502 homes.

They will count for a period of 8 months, from the date of approval of the agreement signed by the City of Murcia with the professional colleges of Architects (COAMU) and Aparejadores, Arquitectos Técnicos y Ingenieros de Edificación (COAATIEMU).

It will be carried out with two different parts.

On the one hand, they will carry out an evaluation of the state of conservation of the building to verify compliance with the basic legal requirements in terms of structural safety, habitability and fire safety.

They will record the location and description of deficiencies detected and make a final assessment of the state of conservation of the building qualifying it as favorable or unfavorable.

All this will be done through the web application developed for this purpose.

On the other hand, the evaluation of the basic conditions of accessibility in order to check whether or not the building satisfies these conditions in their current state and, in turn, whether the building can be subject to reasonable adjustments.

The information that the study will offer will be, in a first section, data of a general nature, as much of urban type (adequacy to the planning, ordinance, some protection, etc.) as of property, general of the building (surface of the plot, constructed, Height, plants, total housing and premises, etc.) and typology (exempt, dwellings by plants, medians, etc.).

The inspections will be of a visual nature, but they will always be able to propose to the City Council to carry out the necessary tests to assess the deficiencies detected.

Those in charge of this work will be selected from the job market that will create the professional associations with whom previously express their desire to participate in the process.

Those interested will register in a web application that will also serve to record the diagnosis reports.

Respecto al estado de conservación, se analizará la cimentación de los edificios, estructura, fachadas y medianeras, cubiertas y azoteas, instalaciones, zonas comunes y ornato, concluyendo con una valoración final.

Por lo que se refiere a las condiciones de accesibilidad, se analizará desde el punto de vista desde el exterior, entre plantas (ascensor accesible) y recorrido de evacuación, entre otros elementos.

Finalizados los trabajos de supervisión por el Equipo Técnico de Gestión y Supervisión, éste elaborará un informe global del estado de conservación de los inmuebles, así como las conclusiones y medidas de actuación necesarias, que será entregado al Ayuntamiento de Murcia.

La realización de este diagnóstico se enmarca en las líneas y criterios que han de regir la rehabilitación y nuevas dotaciones del Polígono de La Paz, derivadas de la Mesa de Trabajo creada al efecto.

En ella se acordó la formación de equipos de trabajo técnico para la realización de los informes de diagnosis del estado en que se encuentran cada uno de los edificios que conforman el barrio, con un total de 1.502 viviendas.
