Treasury will propose to contain the tax rate of the IBI so that it does not pass on to the taxpayers the cadastral values revision carried out by the Ministry (04/07/2018)

Catastro technicians have met this morning with the City Council to explain the new report, which was not modified for 16 years.

Cadastral property owners will receive a notification of the values in the coming months, whose objective is to be around 50% of the market value.

The General Directorate of Cadastre, under the Ministry of Finance, has just completed the review of the cadastral values of the nearly 400,000 real estate properties existing in the municipality.

The procedure, which takes place in Murcia after 16 years - the previous report dates from 2001, coming into force in the following year - requires the City Council to make two decisions: on the one hand, decide the coefficient of application for natural goods Rustic (until now only existed for the urban) and the tax rate of the IBI.

To address these issues and explain the details, this morning a meeting was held at the request of the Councilor for Finance, Contracting and Urban Mobility, Eduardo Martínez-Oliva, attended by Justo Parejo, Regional Manager of Cadastre, representatives of the groups Municipalities and technicians of both administrations.

The Ministry of Finance is competent to approve the paper, which places the values at around 50% of the market price.

Before December, all owners of real estate will receive a notification of the new value granted to their property, as well as the tax rate that the City Council establishes for the IBI.

Martínez-Oliva has advanced its intention to propose the necessary measures so that the incidence of the new cadastral values has the lowest possible incidence on taxpayers.

The revised cadastral values of the municipality amount to 21,400 million euros as a whole, compared to the previous 19,400.

With the paper made now, the net worth of urban goods is reduced by about 1,600 million, to stand at 17,900 million, while that of the rustic, up to now 182 million, would increase to reach 1,221 million, one billion or 740 million, depending on the index applied by the City Council.

This is one of the decisions that must be approved by the Plenary, which legally must be between 0.5 and 1. Martínez-Oliva has ensured that his proposal will opt for the 0.8, thus containing the consequences on the fees to be paid by the Headlines.

This modification affects mostly constructions out of order.
